Marbella’s housing market has hit a new peak, with average property prices reaching €5,410 per square metre in September – the highest figure on record for the Costa del Sol jewel.
According to the latest data from property portal Idealista, the city continues to solidify its status as one of the most expensive and exclusive markets in Spain.
Prices rose 2.9% in a single month, 3.8% over the last quarter, and 9% year-on-year, extending a steep upward trend that shows little sign of slowing.
With the average home price in Spain currently at €2,517/m2, Marbella’s market stands at nearly twice the national level.
The main drivers behind this surge, according to Idealista, are sustained international demand, limited buildable land, and the consolidation of so-called ‘prime’ zones.
The Golden Mile (Nagüeles) remains Marbella’s most elite area, commanding an average of €6,593/m2, closely followed by Nueva Andalucía (€5,805/m2) and Las Chapas–El Rosario (€5,305/m2).
At the more affordable end of the spectrum are Elviria–Cabopino (€4,493/m2) and San Pedro de Alcántara (€4,537/m2), although both areas still posted solid annual growth above 5%.
The fastest-rising neighbourhood? Río Real–Los Monteros, which saw an impressive 20.7% increase in value over the last 12 months, now averaging €5,187/m2.

Prices in Marbella have steadily climbed since January, when the average stood at €5,092/m2.
Over just nine months, that figure jumped by more than €300/m2. Even typically quiet months like July and August posted consistent gains, confirming forecasts of sustained growth.
It’s not just buyers feeling the squeeze. Marbella’s rental market continues to soar, with average rents hitting €20 per square metre in September – a 12.1% increase from the previous year.
Nagüeles–Golden Mile leads again, with an average rent of €21.8/m2, followed by Nueva Andalucía (€20.6/m2) and San Pedro de Alcántara (€19.2/m2), the latter posting the steepest rental increase in the city at 21% year-on-year.
At the lower end of the rental market, Elviria–Cabopino (€15.4/m2) and Río Real–Los Monteros (€17.8/m2) remain more accessible but continue to climb steadily.
Despite a brief stabilisation in August and September, experts warn that Marbella’s rental market remains highly pressurised, with limited supply and ever-rising demand, especially in central and tourist-heavy areas.
