A new property development in Malaga city is offering homes from €272,000 – which is very competitive given the prime location.
Property developer Aedas Homes has unveiled its fourth residential project the fast-growing Distrito Zeta neighbourhood, taking the total number of homes it is developing in the area to more than 400.
Zeta Crown will consist of 137 one, two and three-bedroom apartments and forms part of the ambitious transformation of the area formerly known as Sanchez Blanca.
According to the developer, the project is aimed at a broad range of buyers, including young professionals, couples, families and property investors.
Zeta Crown joins three other Aedas developments already underway in the district: Zeta Valley, Zeta Avenue and Zeta Place, the latter having been launched just last month.
What are the prices?
According to information published by Aedas Homes, one-bedroom apartments in Zeta Crown are priced between €272,000 and €286,000, with usable living space ranging from 62 to 67 square metres.
Two-bedroom properties are being marketed from €313,000 to €361,000.
Meanwhile, three-bedroom homes range from €444,000 to €488,000 and offer between 102 and 110 square metres of usable space.
All homes will include a parking space and storage room.
Pools, coworking space and solar panels
The development will feature a range of communal facilities, including separate saltwater swimming pools for adults and children, landscaped gardens, sunbathing areas, a children’s playground, gym, coworking space and bicycle parking.

Roque Ballesteros, Aedas Homes’ development manager for the Costa del Sol, said demand for housing in Distrito Zeta remains exceptionally strong.
‘Interest in our developments in this area is extremely high and with this fourth project we want to continue responding to that demand,’ he said.
He added that Zeta Crown occupies a prominent position at the end of the district’s main boulevard, meaning many properties will enjoy what the company describes as ‘spectacular views’.
Like the developer’s previous projects in the area, the scheme will incorporate sustainability measures including aerothermal systems and photovoltaic solar panels.
According to Aedas, these features will help the homes achieve a double-A energy rating, reducing energy consumption and household bills.
First residents arriving in 2026
Distrito Zeta has become one of Malaga’s most closely watched urban expansion projects, with developers betting heavily on demand from both local buyers and newcomers to the city.
Aedas says the first residents in the district are expected to move into Zeta Valley by the end of 2026, with homeowners in Zeta Avenue due to follow shortly afterwards.
With four major developments now underway, the company is positioning itself as one of the leading players in the transformation of one of Malaga’s newest residential neighbourhoods.
