It’s one of the most common frustrations I hear from sellers in Spain.

But buyers rarely disappear without a reason, so here are the five I see most often – and how we aim to prevent them at Hola Properties.

1. The glossy video did not match the reality

Strong marketing is meant to open the door, not oversell what’s behind it.

A beautifully edited video or glossy photos can create excitement, but if buyers arrive to find clutter, tired decor or visible signs of neglect, trust is broken instantly.

International buyers, in particular, have limited time. If they’ve flown in and feel the property doesn’t match what they were promised, they’ll walk away without hesitation.

This is why we guide sellers on preparing their homes for viewings, not just for photos. A clean, neutral and well-maintained home helps buyers emotionally connect, and that connection is what turns interest into offers.

2. The paperwork wasn’t ready

In Spain, legal uncertainty kills momentum faster than anything else.

An outdated nota simple, a missing energy certificate or unresolved boundary issues can be enough to make buyers nervous.

Once doubt creeps in, most won’t wait around for answers. They’ll simply move on to another property that feels ‘cleaner’ and easier.

3. The asking price didn’t match the condition

Sometimes buyers genuinely like the house, just not at that price.

They’re polite during the viewing. They say, ‘We’ll be in touch.’ But internally, they’ve already decided the property feels overpriced for what they’ve just seen.

Homes that need updating or feel a little tired must be priced accordingly. If not, even interested buyers will hesitate. They’ll either wait for a reduction or choose a property that feels like better value.

We rely on real, recent local sales data, not just online asking prices, to guide pricing decisions. That accuracy matters more than many sellers realise.

4. The agent didn’t follow up or follow through

A surprising number of buyers disappear simply because no one asked the right questions.

Did they love the home but have concerns about paperwork? Were they unsure about the price?
Were they waiting for reassurance or encouragement to make an offer?

A good agent doesn’t just open the door and hope for the best. They need to follow up, address objections and keep the conversation alive.

We personally follow up with every viewer and don’t let offers sit unspoken or buyers drift away without understanding why.

5. They simply weren’t the right buyer

Sometimes, it’s no one’s fault.

The layout didn’t work. The hill was too steep. The road felt too narrow. Or their circumstances changed overnight. That’s part of the process.

Selling shouldn’t feel like a guessing game
