If you’ve ever dreamed of swapping city life for a laid-back seaside town, Chipiona may have just climbed to the top of your list.
The charming Cadiz municipality has been hailed as the happiest place to live in Spain by property investor Alex Tejada, who says the town’s reputation is backed up by studies ranking it among the country’s happiest communities.
Home to around 20,000 permanent residents (and 200,000 visitors in the summer) Chipiona has long been one of the jewels of the Costa de la Luz.
Best known as the birthplace of legendary singer Rocio Jurado, it combines more than 12km of sandy beaches with a relaxed pace of life, a thriving local community and a cost of living that remains relatively affordable compared with many other coastal hotspots.
Tejada points to several reasons why Chipiona stands out, chiefly its mild year-round climate, award-winning beaches and natural surroundings, strong sense of community, and lower living costs than many other seaside destinations in Spain.


Of course, demand has pushed property prices steadily upwards. According to Engel & Völkers, the average asking price for a home in Chipiona now stands at around €283,000, while the average price per square metre has climbed to €3,123.
Land values have risen by more than 44% since 2022, underlining the growing appeal of the town.
So what does your money actually buy in Spain’s happiest town? Here are three very different properties currently on the market.
€250,000: Bright three-bedroom apartment close to the beach

Just a short stroll from the centre of Chipiona and around 700 metres from the town’s popular Playa de Regla, this three-bedroom apartment offers plenty of space for family living.
