An enormous villa has sold for a record €22.5million in the province of Cadiz.
The property in question is Villa NIWA, situated in the uber-exclusive gated community called ‘The 7’, in the heart of La Gran Reserva in Sotogrande.
The sale is one of the biggest in Spanish history and certainly the most expensive on record in Cadiz.
Villa NIWA boasts more than 4,300 square metres of living space on a plot of over 10,000 square metres.
Originally listed at €22.5 million, the home was designed by architect Manuel Ruiz of ARK Architects.

The gated postal code 11310 – the only private postcode in Spain – offers heightened security and privacy.
Villa NIWA features nine bedrooms and a design that blends classic grandeur with contemporary architecture.
It is the second sale within The 7, where plot prices alone start from €8 million, and built properties can exceed 4,000 square metres in size.
Nearby, The 15, another ultra-luxury enclave, offers slightly smaller plots starting from €3 million. Just five remain on the market.
Another standout in The 15 is Villa SENSE, also by ARK Architects, unveiled recently. Priced at €17 million (including VAT), the 2,500-square-metre home features seven suites – including a 150-square-metre master suite – along with a private office, wine cellar, spa, gym, and indoor/outdoor infinity pools.
The sale of NIWA adds to a booming year for Sotogrande, which has seen average property prices exceed €1.9 million and top-tier sales surpass €17 million for the first time.
