As a real estate agent on the Costa del Sol, I’m often asked where the smart money is going.
Right now, three locations stand out above the rest for luxury buyers: Nueva Andalucia in Marbella, the New Golden Mile in Estepona and Malaga City.
In terms of clients, I’m seeing strong demand from Scandinavians, Americans and Brits.
Scandinavians are especially drawn to Nueva Andalucia, also known as Golf Valley.
They love the combination of contemporary villas, mountain and sea views, and the easy lifestyle that comes with being so close to Puerto Banus and Marbella. It ticks all the boxes: sun, sport and wellness.

Since Trump’s reelection, I’ve also noticed more Americans arriving on the coast, particularly in Marbella and Benahavís.
For many of them, Spain offers what they can’t always find back home: world-class health care, security and an outstanding quality of life.
They see the Costa del Sol as a long-term lifestyle investment rather than just a second home.
The New Golden Mile in Estepona has also become one of the most exciting areas for buyers.
A few years ago it was relatively under the radar, but today it’s packed with cutting-edge beachfront developments and gated communities.
It offers space, tranquillity and direct beach access – with Marbella just a short drive away.

And then there’s Malaga City. Once overlooked as merely the airport gateway, it has now transformed into a cultural and economic powerhouse.
International schools, Michelin-starred restaurants, museums and even a thriving tech scene have made it one of the most dynamic cities in Spain.
Here I see buyers choosing between charming historic apartments in the old town and sleek new developments along the waterfront.
As for the British market, the demand is still there – they remain a key group of buyers – but the numbers have dipped compared to the pre-Brexit boom years.
That said, I continue to work with plenty of UK clients, from London to the Home Counties and the North, who are looking for both holiday homes and permanent relocations.

What makes the Costa del Sol unique is that demand here is truly international. Buyers aren’t just purchasing bricks and mortar – they’re investing in sunshine, lifestyle and peace of mind.
That’s why, year after year, this market remains one of Europe’s hottest.
