A major new luxury development in Sevilla is promising to set a new benchmark for high-end living in the city.
Residencial El Prado will boast private rooftop pools and panoramic views of the Giralda.
Promoter Grupo ABU has confirmed that its flagship project will be built by Andalucian construction firm Cartuja I.
The company has more than three decades of experience delivering major residential and public works across Spain.
The complex will be built on Calle Diego de Riaño, which is one of Sevilla’s most elegant addresses, named after the architect behind the ornate façade of the city hall.
Developers say the project will blend contemporary luxury with the historic architectural identity of the area, maintaining the visual harmony of one of Sevilla’s most iconic districts.
It will consist of four residential blocks housing up to 53 apartments, built across a plot with nearly 7,800 square metres of total buildable space.
Inside, the scheme is designed around a landscaped private courtyard, creating a calm, enclosed environment that connects the different buildings while offering residents privacy and greenery in the heart of the city.
The project is also notable for the complex operation behind it.





The site was previously home to a residential building that had developed serious structural problems and was ultimately declared uninhabitable, forcing residents to leave.
Grupo ABU then spent two years negotiating with around 70 property owners to unlock the development, reaching a deal in which residents agreed to transfer excess building rights in exchange for receiving newly built, custom-designed homes within the new complex.
Developers describe it as an unprecedented operation and a milestone in the company’s history.
Residencial El Prado will offer a wide mix of homes, ranging from one to five-bedroom apartments, all designed with large terraces opening out from living rooms, kitchens and master bedrooms.
Every property will feature dual orientation and cross ventilation, key for maximising natural light and airflow in Sevilla’s scorching climate.
Many apartments will enjoy views towards the historic centre, including sightlines to the Giralda and Plaza de España, while others overlook the expansive Carlos V roundabout.
At the top end of the development, penthouses will come with oversized terraces and solariums, with enough space to include private swimming pools.
Residents will also have access to a rooftop communal pool, designed as a high-altitude relaxation space with sweeping views across the city.
The development will include two underground levels with 90 parking spaces and 59 storage rooms.
