The real estate market in Andalucia saw a strong surge in home sales during July, latest figures have revealed.
The statistics continue a three-month upward trend and confirm the region’s momentum in housing transactions.
According to the latest figures from Spain’s National Statistics Institute (INE), the number of transactions reached significant highs both regionally and nationally, underscoring the resilience and dynamism of the sector in Andalucia.
Housing transactions rise sharply
In July, 13,095 property sales were registered in Andalucia, representing a 16.1% increase compared to the same month last year.
This growth is above the national average of 13.7%, placing Andalucia among the most active housing markets in the country.
Month on month, the number of home sales in the region also rose by 9.3%, marking the third consecutive month of gains in the sector.
Breakdown of the figures
Of the 13,095 property sales, 12,131 were private market homes, while 964 involved social housing or protected properties.
In terms of property type, 3,533 sales were for new-build homes, and 9,562 were for second-hand properties, indicating that the resale market continues to dominate.
In total, 19,822 housing-related transactions took place in the region during July, including 3,301 inheritances, 393 donations, and 11 swaps.
Looking more broadly, there were 30,829 urban property transfers in Andalucia that month, spread across various transaction types.
Data showing which province or municipalities had the most sales is not yet available.
National performance hits record highs
At the national level, Spain recorded 64,730 home sales in July, representing a 13.7% year-on-year increase. It’s the highest number of July sales since data records began in 2007.
The growth was driven by both new-build properties, which rose 22.3% year-on-year to reach 13,640 sales, and by second-hand homes, which climbed 11.6% to 51,090 transactions, setting a historic record for a July.
