Rent prices in Spain may be at record highs but there are still pockets of affordability if you know where to look.
New data shows that while the national average sits at around €15/m2 per month, a handful of cities are still offering rents at nearly half that price.
And one of them is in Andalucía.
According to the latest figures from Idealista, a total of 12 provincial capitals currently have average rents below €9/m2, making them some of the last remaining budget-friendly options in the country.
At the very bottom of the list is Zamora, where rents average just €7.8/m2, followed by Lugo (€8) and Cuenca (€8.1).
But for those looking further south, Jaen stands out as one of the cheapest capitals in Andalucia, with average rents of around €8.4/m2 – well below the national average.
Despite these outliers, the broader trend is shows rents are continuing to climb.
Prices rose by 7.8% year-on-year in February, maintaining record highs and extending a surge that began well before the pandemic. In fact, rental prices have been exceeding pre-2008 boom levels since as far back as 2019.
The rises are due to a chronic lack of supply, combined with growing demand, particularly in urban and coastal areas, which is pushing prices higher across the board.
Alongside Jaen, other low-cost cities include:
– Caceres, Badajoz and Ourense (all around €8.2/m2)
– Ciudad Real (€8.4)
– Palencia (€8.3)
– Avila (€8.5)
– Teruel (€8.7)
– Albacete (€8.8)
Even in these cities, however, prices are creeping up, some at double-digit rates.
Experts warn that while rent increases may slow slightly in 2026, the underlying pressure isn’t going anywhere.
Demand continues to rise, supply remains tight, and affordability is becoming an issue not just in major cities but across the country.
